REQUEST NIE NUMBER
If you want to buy a house or apartment in Spain you need a NIE number. Below we will explain it clearly to you, which is the easiest way to get it and what you need it for?
NIE (Número de Identidad de Extranjero) is a tax identification number for foreigners in Spain. Compare with the Dutch citizen service number (the old social security number) and the Belgian national register number.It is an indispensable document that you need when you move to Spain or stay longer than 90 days, or if you want to do certain things as described below. It is proof that you are officially and legally resident in Spain or that you are registering to perform certain actions, such as buying a house or apartment.
There are two types of NIE numbers:

NIE certificado con carácter permanent – for those persons who will reside in Spain for a definite or indefinite period of time such as for study, for work or if they are going to live in Spain and for a period longer than 3 months.

NIE certificado con carácter temporal – for those persons who will be staying in Spain for less than 3 months but need a tax number for administrative tasks.

Three ways to apply for a Spanish NIE number:

through a local police station in Spain (the cheapest but difficult way)

the Spanish consulate in NL/BE (same costs as a local police station but in your own country)

a notarial power of attorney in Spain (the easiest way).
Option 1: At the police station
The cheapest, but not the easiest, way to apply fselecteer de relevante provincie (bijvoorbeeld Alicante). Klik opor a NIE number is to make an appointment at your local police station in Spain, which has a department of ‘Oficina de Extranjeros’ (Foreigners Department).
STEP 1: MAKE AN APPOINTMENT

Note: the page is only available in Spanish. Don’t speak Spanish? No worries! Just follow these steps:
- PROVINCIAS DISPONIBLES: select the relevant province (for example Alicante). click on ACEPTAR.
- TRÁMITES CUERPO NACIONAL DE POLICÍA select ASIGNACION DE NIE. click on ACEPTAR.
Below is a summary of all the documents you need to apply for your NIE:
- Proof of your appointment (printed). You will see this proof later and you can print it immediately.
- The document EX-15(Solicitud de NIE y Extranjeros): print it in duplicate, fill it in and bring it with you.
- The form MODELO 790 CODIGO 012 : completed and signed by the Spanish bank, see the proof of payment at step 2. (You can get more information about this form from any Spanish bank).
- A valid ID: original + copy (front and back)
- Color passport photos
- The reason you need a NIE number. For example, this could be your intention to buy real estate and/or to stay in Spain for a longer period of time.
Click on ENTRAR. You will then see on the following page:
Tick PASAPORTE and enter your passport number. You will then receive a message that you must fill in your details carefully and that you may not use spaces or dashes. If your details have been entered incorrectly, the appointment must be cancelled.
NOMBRE Y APELLIDOS: enter your first and last name as stated on your passport.
AÑO DE NACIMIENTO: enter your year of birth
PAIS DE NACIONALIDAD: Enter your nationality.
Check that you are not a robot and click on ACEPTAR.
A new page will open.
Click SOLICITAR CITA (make an appointment). A new page will open where you can select an office. Then click on SIGUIENTE.
Enter your phone number, email address and reason for the appointment (SOLICITUD NIE). Click on SIGUENT. Sometimes it happens that no appointments are available (NO HAY SUFICIENTES CITAS DISPONIBLES). In that case, you will be asked to try again later, so you don’t have to do anything for a while. TIP: try again on a Monday morning around 08:00, because then new appointments are usually scheduled!
If appointments are available, select the desired date and click SIGUIENTE.

On the next page, confirm the appointment by ticking ESTOY CONFORME CON LA INFORMACIÓN MOSTRADA EN PANTALLA (“I agree with the information shown”). Also tick that you want to receive the confirmation of the appointment by email DESEO RECIBIR UN CORREO ELECTRÓNICO CON LOS DATOS DE MI CITA. Click CONFIRMAR.
The next and last page shows a confirmation of your appointment. Be sure to print it. It sometimes happens that you do not receive a confirmation email. You may not be helped without a printed proof of the appointment.
STEP 2: GO TO THE BANK FOR TAX PAYMENT
Before going to the police station, you must fill in the form Modelo 790 Código 12. Take it to any Spanish bank to pay the tax. Fill in your personal details and tick ASIGNACIÓN DE NÚMERO DE IDENTIDAD DE EXTRANJERO (NIE) A INSTANCIA DEL INTERESADO.
At the bottom of the page the amount of +/- €16.00 will be shown. The rate is adjusted annually, and the current price automatically appears with your request. Indicate that you want to pay on site at your bank by ticking EN EFECTIVO. Press DESCARGAR IMPRESO RELENADO, PRINT the document in A4(!) format, take it to your bank (also bring cash) and pay the tax. You will be given a proof of payment that you must not lose, as you will have to show it at your appointment at the police station.
STEP 3: THE APPOINTMENT AT THE POLICE OFFICE
Collect all the forms you need (see step 1) and make your way to the police station where you booked the appointment. Be on time, the Spanish police do not wait…
The appointment itself does not mean much, and most likely you will be outside within a few minutes (unlike the hours of preparation you have made) with your Spanish NIE number in black and white. However, in some police stations, all applications are collected in the morning and processed later that day, so you may not be able to collect your NIE number until a few hours later.
Option 2. THROUGH THE SPANISH CONSULATE IN NL/B
You can also request your NIE number through the Spanish consulate in NL/BE (Netherlands: Amsterdam; Belgium: Brussels). This is only possible by appointment. Consult the opening hours of the Spanish consulate in advance and make an appointment by phone.
Documents you need:
- The document EX-15(Solicitud de NIE y Extranjeros) complete in triplicate, print and bring with you. In steps 1 and 3 you enter your home address in NL/BE.
- The form MODELO 790 CODIGO 012: complete (enter address in NL/BE), sign and bring with you.
- Valid identity card: original + copy (front and back)
- Color passport photos
- The price per request is:

- €9.85 (NIE number)
- €7.17 (proof of non-residence)
Payment on site is only possible in cash.
After you have made the application, it will be sent to the Commissariat General of the Aliens Police in Madrid. After they have processed this, it will be sent to you by email. This process can take up to 8 weeks, so keep that in mind!
Option 3: Notarial power of attorney (We can take care of this for you as a buyer)
The easiest, but not the cheapest, way to apply for a NIE number is through a notarized power of attorney in Spain. You give your local counsel (lawyer or gestor) a power of attorney through the notary. You can give a general power of attorney so that your lawyer can also handle the further processing of your property purchase in your name, or a limited power of attorney for, for example, only the application for a NIE number. This notarial power of attorney will cost you between the (costs on request at the notary) and can be paid at the notary.
The advantage is that your lawyer or gestor knows their way around and that it saves you time and effort. Giving a power of attorney also has the additional advantage that you do not have to be physically present for many other administrative actions associated with the purchase of real estate.
Your lawyer needs the following information: a copy of your identity card, your address, your profession, the names of both your parents and a color passport photo. He will complete the EX-15 form for you and submit it to the police, as well as the MODELO 790 CODIGO 012.
